Time to prepare the home to show in its best form. Pack and remove or put excess items or clutter into storage. Remove personal pictures and items from the home. Clean and make any repairs that are needed to the home. If a buyer can see that a home is well cared for, they will be more likely to want to buy it. We will research the recent comparable sales in your market to determine the best price to market the property. Homes that are overpriced tend to sit on the market and ultimately get a lower price than if they are priced correctly from the start. We will bring in a professional photographer and work with them to ensure the best and highest quality pictures are taken. The first showing is when the pictures of your home are seen by potential buyers. This then leads to an appointment to visit the home in person.
The buyer will provide earnest money, typically 1% of the sales price, to the Title company. The buyer will request an option period of about a week for a nominal fee of less than $200. The option period is the time the buyer will bring in an inspector to assess the state of the home. Sometimes there will be a renegotiation of terms of the contract at this point.
We will accompany you to the title company for the final signing of all documents. When the funding is complete you will have successfully sold your home!
